Summary
The building is a two storey high detached building with a two storey front extension. The construction date of the building is not known, however the building is expected to be built circa 1800s behind the Congregational Chapel and was used as a Sunday School until 1880. The Congregational Chapel was demolished. The last known occupant was a commercial vehicle rental and the building was used as an office until circa 2017.
The building has been strengthened in the past, with 6no. anchor plates visible to the front and rear wall of the original building. This indicates that 3no. of tie rods were installed to avoid spreading of the front and rear wall. The date of when the strengthening work was carried out is not known.
The elevations of the building are faced with stones. The original roof is in the form of a vaulted ceiling, with 3no. timber roof trusses where only the bottom chord is visible. There are 2no. access hatches to the original ceiling. The vaulted ceiling comprises loose ceiling joists with ceiling binders. The roof comprises loss timber rafters with timber purlins providing support to slate roof tiles.
Externally, to the front of the building is a paved courtyard and footpath. External steps are located to the front of the building, providing access from the footpath to the front courtyard. A narrow driveway is located to the left of the building, providing access to the properties to the rear of the building. River Hipper is located immediately to the right of the building, with water flowing from north to south and turns to the back of the properties to the rear of the building.
Our scope is to carry out a structural condition survey of the building to capture any defects and to provide recommendations for remedial works. The Structural Condition report was sent to the client and to MJB Technical Services to discuss the findings and the options to move forward.
